Interest Rates Could Remain Low

The Bank of Canada again reiterated their desire to keep the Bank Rate at a very low level until June 2010. Some economists are specualting that it may remain low into the 4th quarter of 2010.

This could mean that interest rates might remain low for some time (at least through 2010). The record low interest rates are one of the main reasons behind the red hot real estate market. Just this weekend, Culture Realty Solutions Inc customers sold two homes (one in Mississauga and one in Vaughan) and represented one buyer. We also listed another home yesterday!

The journal of commerce reports that lower interest rates spur housing sector recovery.

Real Estate Offices Can Make Commissions Expensive

Some businesses still require a brick and mortar location. For example, it would be hard for a Lululemon store to come to your home and show you all the great clothes they have. It would also be hard to have Toyota or GM drive all their models over to your home and let you choose. These business need a place for consumers to go. A place for consumers to see the products and choose.

Real Estate is different. Real estate agents come to your home (they have to: that's the product that needs to be sold). Buyers also need to drive to see the homes that they are interested in. So the question is "Is a real estate office necessary?". In the traditional sense of having a fancy office with high overhead, they are not needed. A fancy office simply means that high commissions are required to pay for it.

Toronto Real Estate Stats For November

The Toronto Real Estate boards released their monthly report for November. You can see the entire report by clicking here: November Stats

Some of the highlights include:

Sold homes increased by 105%.
New listings were the same as last year : 0% change
Active listings were down by 49%
Days on the market decreased from 41 day last year to 26 days this year.
The average price increased by 14% to $418,460.

This stats indicate that the market is very hot! Homes are selling quickly because their are less active listings (more demand) and mortgage rates are at all time lows.

How much money can I borrow?

If you are planning on purchasing a home, it's important to first determine "how much money can you borrow". When you borrow money from a bank to purchase a home, it's called a mortgage. The banks will look at 3 different factors in order to determine how much money they will lend you.

1) Your income
2) Your credit score
3) Your debt


Your income

Banks will examine how much money you (and the other people purchasing the home with you) earn. They will request a T-4, or a pay statement to confirm your income. You can use online calculators to determine a "ball-park" figure. For example, at today's interest rates (5 year fixed 3.99%), if you earn a combined income of $70,000, you can obtain a mortgage of $400,000 at a 35 year amortization. If you choose a variable rate, you can obtain a mortage of $521,000.

Your credit score


Your credit score will also have an affect on obtaining a mortgage. You should check your credit score at equifax or transunion. If you have past credit problems (ie bills that went to a credit collection agency), then it might affect how much money you can borrow.

Your debt

The banks will also examine your month debt obligations. If you have car payments, credit card payments, or other loan payments, then this will also affect how much you can borrow. If this is a concern for you, it would be best to pay off one (or more) sources of debt or rearrange your debt so that the monthly obligations are less. However, you should make sure that you are comfortable with your debt, before obtaining a large mortgage.

The Culture Of Real Estate

Every country has a specific real estate culture. It's actually more specific than "country". Even each province, city, neighbourhood has it's own "Real Estate Culture". In Ireland, real estate agents charge less than 1% commission. In Canada the "standard" commission rates vary per province.

In Ontario, the standard commission is 5% (All commission rates in Ontario are negotiable). The standard 5% is usually paid by the seller and it is distributed as

2.5% to the brokerage that listed the property
2.5% to the brokerage that represented the buyer

The buyer does not usually see the "direct" result of the commissions paid because they simply pay a set amount for the home. However, the seller does experience the "direct" result of the commissions paid because if they sell their home for $400,000, then the seller will pay 5% commission which amounts to $20,000 (plus GST). This means the seller receives approximately $379,000 from the sale of their home.
